Zara Announced as anchor tenant for Pavilions Phase II Development

Chartered Land, one of Ireland’s leading development companies, today confirms the addition of Spanish clothing retailer, Zara to its list of new tenants for the Phase II extension of The Pavilions shopping centre, Swords, Co. Dublin.

Zara will occupy approximately 1,400sqm of space and will trade over two levels. The Spanish retailing giant will be joined by Tommy Hilfiger, Champion Sports, Esprit, Diesel, Du Pareil au Meme, Butlers Chocolates, Body Shop and Yo Sushi in the 6,000sqm extension to the North Dublin shopping centre, which is due for completion in October of this year.

Bannon (www.bannon.ie), Ireland’s leading commercial property consultants, are acting as leasing agents on the balance of the scheme.

Commenting on the announcement, Seán Doyle, Project Director, Chartered Land said: “We are delighted to welcome the new tenants to the second phase of expansion at The Pavilions. The Pavilions has real potential to become the destination of choice in North Dublin and Chartered Land sees their addition as the first step in delivering our exciting plans for the future of the centre.”

Current tenants at The Pavilions include Dunnes Stores, Superquinn, A-Wear, Mango, HMV and Benetton. An 11-screen multiplex cinema was opened in December 2006 and has since contributed significantly to increased footfall.

The Pavilions made history in 2005 when it was acquired by Chartered Land for EUR500 million, making it Ireland’s largest ever single property deal. In April 2006, IPUT and Irish Life Assurance PLC purchased a 50 per cent stake in the scheme.

As part of the second phase of development at The Pavilions, agreement has been reached to link the adjoining Swords Central shopping centre which is anchored by Penneys. Swords Central is a scheme being developed by Mall Developments (a joint venture between Pierse Group and Duignan McCarthy) and will consist of a mixed-use development including 14 retail units and 125 residential apartments. The linked scheme will also benefit from Swords Central’s 320 car parking spaces.

Recent research has shown that retailers in The Pavilions are enjoying significant turnover levels that compare favourably with other centres such as Dundrum Town Centre and Liffey Valley.
