M&S To open new flagship store at the Pavilions at Swords, Co Dublin

Chartered Land, one of Ireland’s leading property development companies, today confirmed it has agreed heads of terms with Marks & Spencer as an anchor tenant for the Phase III extension of the Pavilions at Swords, Co. Dublin.

Marks & Spencer will occupy approximately 130,000 sq ft (gross) and is set to be its largest M&S store in the Republic of Ireland.

The Phase III extension of the Pavilions at Swords will bring the centre to over 1 million sq ft and is expected to attract over 15 million visitors annually.  The Pavilions at Swords currently attracts over 150,000 shoppers per week and with the strong population and economic growth of the catchment area, the centre is expected to fulfil the vision of a prominent regional town centre shopping destination.

The Pavilions at Swords recently welcomed a line of high profile tenants for its Phase 2 extension including Zara, Du Pareil au Meme and the Body Shop. Phase 2 which is set to be completed by March 2008, includes many well known brands such as Tommy Hilfiger, Esprit, Bertoni, Champion Sports and Yo! Sushi.

Commenting on the announcement at BCSC, Dominic Deeny, CEO, Chartered Land said: “We are very pleased to welcome M&S to the third phase of expansion at the Pavilions at Swords. We believe the Pavilions at Swords is well on the way to realising its potential to become the destination of choice among shoppers in North Dublin.”

Current tenants at the Pavilions at Swords include Dunnes Stores, Superquinn, A-Wear, Mango, HMV and Benetton. An 11-screen multiplex cinema was opened in December 2006 and has since contributed significantly to increased footfall.

Bannon (www.bannon.ie), Ireland’s leading commercial property consultants, are the acting leasing agents on the scheme.

The Pavilions at Swords is set to be at the heart of a new transport interchange, in addition to being adjacent to the M1 and just three miles from the M50 orbital motorway, Swords will also become a regional bus terminal. However the most significant transport connection will be the direct linking of the centre to a new station for Metro North – the high capacity, high frequency transport system that will link between Dublin City, Dublin Airport and Swords as part of an improved and sustainable transportation system.

The “Strategic Vision” for Swords from the local Fingal County Council is to create a sustainable new city that will deliver future economic prosperity and quality of life for residents. The Pavilions at Swords will make a vital contribution to this vision.

The Pavilions at Swords made history in 2005 when it was acquired by Chartered Land for
EUR500 million, making it Ireland’s largest ever single property deal. In April 2006, IPUT and Irish Life Assurance PLC purchased a 50 per cent stake in the scheme. Recent research has shown that retailers in the Pavilions at Swords are enjoying significant turnover levels that compare favourably with other centres such as Dundrum Town Centre and Liffey Valley.
